VAT on maintenance expenses for rental properties?

I have an income from a rental property. I am allowed to deduct maintenance expenses from the income for tax purposes. Must the deductions values for maintenance include or exclude VAT?

Are you registered as a VAT vendor?

I am not registered for VAT. This property is a secondary property whixh I rent out for an additional income and I get taxed in my personal capicity for the income generated from this property

Then unfortunately you cannot claim VAT on any expenses. However what this means is that you would deduct the full amount for income tax purposes of the maintenance expense.
