What property expenses can be claimed for tax purposes?

I have had to replace floor tiling to my holiday flat. Can I claim as maintenance and claim all costs in the tax year? Previous tiling was of poor quality and was lifting.

Do you rent out the holiday flat and earn income?

Yes, I do on an ad-hoc basis.

You can claim the repairs as an expense against the rental income, however you would need to apportion the expenses based on some factor such as the percentage of the year that the apartment is rented out vs used by you or just standing empty. SARS may question the full deduction given you do not actively rent the apartment out on an ongoing basis for the purposes of earning income.
