You speak about rental income earned on a second property, and expenses (interest, electricity, etc) that can be deducted from the income. Does the same apply to a primary residence owned by the taxpayer where additional income is generated eg. By renting out a room in the property?
Yes, you would be able to pro-rata the total expenses based on square meterage and claim a portion relating to the room rented out. Therefore work out the square meterage of the room rented out versus the the total square meterage of the house and apply this percentage to the rental expenses.
